Supply of homes for sale
What it means: single-family prices are up from last year and well-priced homes go under contract in about a month. With just over three months of supply, buyers have some choice but not a lot, so homes that are priced right and in good condition still sell quickly. Ask me for a free home value and I'll show you the sales on your street.

Buying a Home in Pembroke Pines
Pembroke Pines is big enough that the east and west sides are almost different markets. Before you write an offer, I pull the recent sales in that community, check the HOA rules and fees, and look up the flood zone, because those three things affect your monthly cost as much as the price. In condo and 55+ communities I also review the association’s finances and any upcoming assessments.
Selling a Home in Pembroke Pines
Buyers here compare homes community by community. Pricing against the sales in your own neighborhood, not the city average, is what gets a home sold in weeks instead of months. I'll show you what sold near you, what buyers are paying more for, and what to fix before listing and what to leave alone.

HOAs, Flood Zones and Insurance
Most Pembroke Pines communities have a homeowners or condo association with its own fees and rules, so read the association documents before you commit. Flood zones change from street to street, especially near the lakes and canals: look up any address on the FEMA Flood Map Service Center and get an insurance quote early, since insurance is a large part of the monthly cost in South Florida.
