What it costs to sell a home in South Florida
Most sellers spend several percent of the sale price on costs, before paying off the mortgage. Knowing them upfront lets you plan your next move with a real number.
Typical seller costs
- Real estate commission: negotiable, agreed in your listing agreement.
- Documentary stamp tax on the deed: $0.70 per $100 of the sale price in most Florida counties; $0.60 per $100 in Miami-Dade for single-family homes.
- Title insurance and settlement fees: who pays for the owner's title policy depends on the county and on what the contract says.
- HOA or condo estoppel letter: a fee capped by Florida law, with extra charges for rush requests or delinquent accounts.
- Mortgage payoff and any liens.
- Prorated property taxes through the closing date.
- Repairs or credits negotiated after the buyer's inspection.
Your disclosures
Florida sellers must disclose known defects that affect the home's value. Since October 1, 2025, sellers must also disclose known flood damage and flood insurance claims.
